The Process: Planning and Building a New Modular Home

For many people, the process of home building can be overwhelming.  There are a lot of decisions to make and you’re investing a large sum of money.  Many people are dumbfounded as to where to even begin.  While it can be confusing, lengthy, and exhausting, it doesn’t have to be.  Building a home can be pleasurable and exciting—it is turning a dream into a reality. 

One of the great advantages to building a modular home is its simplicity.  While you’re still able to custom design and pick from an unlimited amount of colors and styles, we break down the process step-by-step, explaining each aspect, and making sure that you, the customer, is comfortable with all decisions along the way.  To give you an idea of how it all works, we’ve outlined the following easy steps to make your home building an enjoyable and memorable experience. 

  1. VISIT OUR MODEL HOMES

    Visit our model homes located at 1102 Highway 9 East in Decorah.  Feel free to stop at other modular home dealers as well.  Try to see homes or get references of homes that have been built over the years and observe their details.  This will give you a large amount of information on the quality of the homes built.  There are definitely differences, and the old adage of you pay for what you get really rings true here.  We recommend getting this base education, and are convinced you’ll agree in Wisconsin Homes and Dynamic Homes superior distinction.

  2. TOUR MODEL HOME VILLAGE AND FACTORY

    Tour our model home villages and factories in Marshfield, Wisconsin, or Detroit Lakes, Minnesota.  Feel free to jump in our van for one of our sponsored trips, or go at a time that is convenient for you.  These tours are a great opportunity to explore the wide range of plans, styles, and colors available, as well as experience the fine materials and craftsmanship that goes into our homes.

  3. CHOOSE A FLOOR PLAN

    Now that you have seen a large array of homes, you can pick out a floor plan that suits you and your lifestyle, or come to us with ideas and we will draw a plan up for you.  Getting a plan together is the essential first step, as all options and pricing depend on it.

  4. CHOOSE STYLES, OPTIONS, COLORS

    Next, visit our showroom to decide on styles, options, and colors.  At this point, we can offer you specific pricing on your new home.

  5. SITE REVIEW

    Moving forward in the process, we take a look at your site to observe all the details and make any recommendations that may be helpful.  General contracting bids are now obtained, either by you or by us, depending on your preference.

  6. CONTRACT AND DOWN PAYMENT

    All the major decisions about your new home have now been made.  We get together to set up a contract and collect a down payment.  We then submit everything to its respective company, either to Wisconsin Homes or to Dynamic Homes.

  7. REVIEW AND FINALIZE

    The factory then sends us a detailed set of floor plans, an elevation drawing, and an option listing.  We will meet with you to review the home in detail, and to finalize everything for the home’s release onto the factory line.

  8. RELAX!

    Sit back and relax & leave the rest to us!

  9. DELIVERY AND COMPLETION

    Your home is now coming off the line.  We arrange for the delivery.  Your second home payment is remitted, this is the bulk of the contracted amount.  Our construction crew sets and finishes the home with care, and completes any additional work you may have contracted for.  At this time, your subcontractors will be carrying out their tasks as well. 

  10. FINAL INSPECTION AND CLOSING

    A final inspection walk through is done by both you and us, closing monetary transactions are completed, and you receive the keys to your new home.

  11. MOVE IN!

    You move into your dream home, and enjoy it for many years to come!
